Coronado Beach in San Diego tops this year's list of best beaches, compiled annually by "Dr. Beach" Stephen Leatherman.

According to Stephen Leatherman, aka “Dr. Beach,” there are approximately 650 major public recreational beaches in the United States. Only one, though, can be No. 1. What strand of sand earns that designation? This year, the honor goes to Coronado Beach near San Diego, which tops Leatherman’s 2012 annual list of the Top 10 Beaches in the country. Released on Friday, the full list includes:
- Coronado Beach, Coronado, Calif.
- Kahanamoku Beach, Oahu, Hawaii
- Main Beach, East Hampton, N.Y.
- St. George Island State Park, St. George Island, Fla.
- Hamoa Beach, Maui, Hawaii
- Coast Guard Beach, Eastham, Mass.
- Waimanolo Bay Beach Park, Oahu, Hawaii
- Cape Florida State Park, Key Biscayne, Fla.
- Beachwalker Park, Kiawah Island, S.C.
- Cape Hatteras, Outer Banks, N.C.
The annual list, which Leatherman has compiled since 1991, is based on 50 criteria, ranging from natural conditions (sand softness, water temperature, wave size) to human-related factors (for example, noise, trash or public safety).
Stretching from the iconic Hotel del Coronado to Silver Strand State Beach, this year’s winner rose from second place in 2011 and third place in 2010.
“It’s flat and hundreds of yards wide so it’s great for walking and playing,” said Leatherman, who has spent much of his career researching and monitoring beaches as director of the Laboratory for Coastal Research at Florida International University in Miami.
“It has a fantastic Mediterranean climate. The water quality is excellent, and there’s a great lifeguarding program so it’s safe for families,” he told msnbc.com.
For Leatherman, the annual list is part of a lifelong passion for coastal environments, an interest that stretches from his childhood in Charlotte, N.C., where his parents built him a backyard sandbox, to the publication of his latest book, “Field Guide to the Water’s Edge” (National Geographic Books, $21.95), earlier this month.
It’s also an outgrowth of his decades of research on coastal erosion, storm damage and beach safety. On this year’s list, for example, Cape Hatteras dropped from No. 5 last year to No. 10 due to the damage caused by Hurricane Irene last August.
“There’s still an inlet or two that the storm opened up,” said Leatherman. “They’ve put up some metal bridges but there are going to be delays for people trying to get there.”
On the other hand, Hamoa Beach made the list after falling off it last year due to access restrictions implemented by an adjacent hotel. With those restrictions relaxed, the secluded beach outside Hana made a two-year jump from No. 9 to No. 5.
Meanwhile, if recent history is any guide, beach-bound San Diegans may need to prepare for an influx of visitors as local promoters will no doubt use the designation in their marketing materials for the coming year.
That was certainly the case with last year’s winner, Siesta Beach, in Sarasota, Fla. (To avoid repetition, beaches are “retired” after their tenure in the top spot.) According to Virginia Haley, president of the Sarasota Convention and Visitors Bureau, the area waged a full-on media blitz, including nabbing the domain name NumberOneBeach.com.
The results, she said, included an 18.2 percent increase in revenue per available hotel room (revPAR, as it’s called, a standard lodging-industry metric), a nine-month increase in visitor spending of 17.5 percent over the same period a year earlier and a 647 percent increase in visits to the CVB’s website.
Some of that increase, said Haley, may also be attributed to the fact that a year had passed since the Deepwater Horizon oil spill, which put a damper on tourism throughout Florida and the entire Gulf region in 2010.
Nevertheless, she offers one more bit of support for the significance of being named the nation’s top beach.
“I’ve had a couple of local little old ladies say, ‘Stop promoting Siesta Beach!’ ” she told msnbc.com. “That’s when you know it’s working.”

At a recent Women’s Council of REALTORS® luncheon I attended, Leslie Appleton Young, Chief Economist for the California Association of REALTORS®, reported that according to Pew Research Center’s “Home Sweet Home. Still. Five Years After the Bubble Burst” 8 in 10 Americans agree buying a home is the best long-term investment a person can make. Rent or Buy is the question of the day. “…renters are hardly immune to the allure of homeownership, even in the face of the five-year decline in prices. Asked if they rent out of choice or because they cannot afford to buy a home, just 24 % say they rent out of choice. According to Pew Research Center, “17% of the current renters would like to continue to rent and 81% would buy a house at some point.”
According to CAR’s Chief Economist, the 2011 annual Housing Market Survey showed that the Investment & Second/Vacation Home market was the strongest ever with 17% of the homes in California being purchased for Investment/Rental Property and 7% for Vacation/Second Home use. I interpret this to be good news for Coronado since we have a strong Resort and Second Home Market. Unfortunately there is not an easy way to track this in Coronado.
In today’s market, a common question asked is, “Do you think home prices are going up, down or staying flat in one year, five years and 10 years? “ My answer typically is “my crystal ball is broken.” However, Leslie Appleton Young, an expert in the field, reported buyers and sellers polled across the state of California reveal that “Sellers are Skeptical and Buyers are hopeful.” That scenario seems to apply to Coronado as well.
I went to SANDICOR, our local multiple listing organization and pulled data on the single family homes that SOLD in Coronado Village between 1/1/ and 4/9 for the last three years.
A total of25 single family homes sold during that time period in 2012.

What I am seeing is that the average and maximum days a home is on market is shorter in 2012 than during the same time period in 2010 and 2011. The average price per square foot improved in 2011. The average price per square foot is higher in 2012 than it was in 2010, but slightly less than 2011. Inventory for single family homes is down 25 % from this time last year.
If you are interested in selling your home and getting the most per square foot that I would recommend that your list your home for sale based on the above data. Overpricing your home ultimately will get you less per square foot and longer days on the market.

After pouring over data since 2004, one would wonder whether or not the Coronado Shores escaped unscathed by the economic crisis. Life appeared to be good for sellers in the Coronado Shores in 2004 and 2005! A total of 65 condo’s sold in 2004 with 85 days being the average days on market and the average sales price per square foot was $924.76. In 2005, 55 condos were sold, with an average number of days of the market being 81. In 2005 the average price per square foot was $1,082.02. That same year the Coronado Shores broke their own record of highest price per square foot when 1760 Avenida Del Mundo #1105 sold in 40 days for $4,200,000, holding the record for having the highest price per square foot sold (since 2004) at $2,100/square foot.
What I know for sure is that the number of units sold has dropped to about half since 2004 and the number of days on the market has increased. However, the average price per square foot in 2011 was $978.40. When you look at the average price per square foot in 2004 it was $924.76. Could it be that the Coronado Shores has had a correction and that we are back to a normal market? For six years the average price per square foot hovered above the thousand to eleven hundred dollars per square foot range. The number of days on the market has increased by 56% since 2006. In 2006 the average days on the market were 77, whereas in 2011 the average was 137 days on the market.
If you are a seller, the moral of the story is that is it going to take longer to sell your home. If you are a buyer, you will have less inventory too choose from. In my opinion, it is still a good time to buy and sell real estate in the Coronado Shores because it meets the basic rule in real estate; location, location, location!

2011 was a good year for home sales in the Coronado Cays!
Twenty-four single family homes located in the Coronado Cays closed escrow from January 1, 2011 to December 31, 2011. This was the highest number of homes sold in one year since 2005 according to data compiled from ©SANDICOR. According to data gathered from ©SANDICOR, 2011 also broke the record for highest sales price per square foot since 2008. Gerri-Lynn Fives, a Broker Associate with Prudential California Realty in the Coronado Cays has the honor of being the listing agent for 3 Sandpiper Strand, Coronado Cays, which brought $805.73 per square foot, with only 12 days on market. In 2011, the average days on market were 120 days.
It is worth noting that four homes sold on Trinidad Bend during 2011. 102 Trinidad Bend, which was also listed by Gerri-Lynn Fives, sold for $430.13 per square foot, which was the highest sold price per square foot on Trinidad Bend. This home only spent 28 days on the market.
Fifteen “attached” homes located in the Coronado Cays closed escrow from January 1, 2011 to December 31, 2011. This was the highest number of homes sold in one year since 2007 according to data compiled from ©SANDICOR. On May 19, 2011 Gerri-Lynn Fives closed escrow on 11 Catspaw Cape, bringing $618.37 per square foot. This price per square foot was the highest since 2008 when 35 Catspaw Cape sold for $711.31 per square foot. Other homes on Catspaw Cape didn’t fair quite as well. Its neighbor, 17 Catspaw Cape sold for $365.85 per square foot and 20 Catspaw Cape (an off water home) sold for $291.67 a square foot. This was the lowest price per square foot that sold in 2011.
Antigua Village makes for an interesting case study. Unfortunately, 41 Antigua Court was foreclosed upon by the bank. The bank brought it back to market and sold it for $349.46 per square foot. When this happened it made it difficult for the traditional sale sellers of Antigua. Gerri-Lynn Fives was the listing agent for 13 Antigua Court. Gerri-Lynn reports having received 5 offers on the property with everyone basing their purchase price on the price per square foot of the bank owned property. After 347 days on the market and six offers later, Gerri-Lynn sold 13 Antigua Court for $400.63 per square foot. The average price for all of the 15 attached homes sold was $424.01.
Interestingly, Gerri-Lynn Fives was not the first listing agent for 3 Sandpiper Strand or 11 Catspaw Cape. Gerri-Lynn listed both properties after they had been on the market for over a year with other agents. The first thing that Gerri-Lynn did to market the properties was to price them according to the current market condition. Although no seller likes to reduce the list price of their home, it is imperative if you want to get your home sold. Listing your home high and waiting for an offer is detrimental. If you’ve paid close attention to the homes that have sold in the Coronado Cays, you will know that many of the overpriced listings forced the seller a year or so later into a Short Sale or worse yet a Foreclosure.

In 1969 Jerry Snyder had a vision when he purchased 32 acres of ocean front property south of the Hotel Del Coronado. At that time, the land was zoned R-6, meaning that up to 3,000 units could be built. Jerry Snyder met with Bill Krisel, an architect. Krisel had a different vision for the land bordering the shores of the Pacific Ocean in Coronado. He came up with a scheme of high rises that would maximize the view. The Coronado Shores would offer views of the ever changing skyline of San Diego to majestic Point Loma, the sparkling white water of the Pacific Ocean on one side to the Coronado Bay Bridge and the Glorietta Bay and Coronado Golf course on the other. The architect felt that each tower would be 150 feet tall and would not be within 150 feet of each other and each unit must have a water view. Rumor has it that the 150 foot height limit was based upon the flagpole atop the Hotel Del Coronado. By building units vertically it decreased the number of units to 1500 and left more open space.
In July 1970, developers broke ground literally and figuratively on the Coronado Shores. The first building was 1730 Avenida Del Mundo, The Cabrillo Tower. It was said, that in building the first building the developer and architect were not quite sure what configuration of bedrooms to build. Should they build studios, one-bedrooms, 2-bedrooms, 2-bedrooms with a den or 3-bedrooms? And so they did a mixture of all. The "01" stack on each floor were studios with a starting price of $37.900. The most expensive unit to sell in the Cabrillo Tower was the corner penthouse unit for $74,900! After the building was completed, the developer learned that the studios were not in high demand. Architect Krisel designed the buildings as construction went along, adjusting to market conditions and lessons learned. According to an article in the San Diego Union Tribune on April 28, 2008 Krisel stated that he was influenced by a South American modernist design. According to Krisel, "There’d never been a high-rise built on the beach in Southern California, so we didn’t know what to build."

According to Krisel, the jumping around had to do with the idea of "what would happen if this was the last building?" By the time they were building the seventh tower, La Perla, most of the building had been pre sold.
With the ground breaking in 1970 for the first building and the last building completed in 1979 market conditions changed as well as building codes. For example, only 5 buildings have sprinkler systems. They are La Playa (1710 Avenida Del Mundo), La Princessa (1750 Avenida Del Mundo), La Perla (1780 Avenida Del Mundo), El Encanto (1810 Avenida Del Mundo) and El Mirador (1820 Avenida Del Mundo). Responding to a change in the energy laws, the last two buildings installed solar panels on the roof in order to keep the floor-to-ceiling windows. In the September 1999 "View from the Shores" Richard Maitland, the then President of the Coronado Shores Company stated that the "Cabrillo Tower had a co-generation plant on the roof. Oil prices came down and so did the plant."
The Coronado Shores are all about amenities! There are two clubhouses, four sparkling pools, eight tennis courts, a gym and let’s not forget the 1,800 feet of beach front! Tropical landscaping and lighting are found throughout the grounds.
With around-the-clock guard, gated security , 24-hour doorman service and the grounds constantly patrolled by security personnel, The Coronado Shores makes for a wonderful second or third home.
With the completion of the Coronado Shores over 30 years ago, it still remains unique. No other project of its size was ever built again in Coronado or on the California Coastline. On May 13, 2008 that same penthouse unit that originally sold for $74,900 was sold once again for $2,350,000. Don’t you wish you had had a crystal ball in 1970? Even though the 1970’s have come and gone, the Shores remains to be a great home, vacation spot and investment. Location, location, location!
